First Time Home Buyer? Read this.

There’s some seasonality to real estate. There are predictable patterns and a bit of a cyclical nature to the business.

This time of year - early spring to early summer - I start to see a lot of First Time Home Buyers (FTHB) ready to start their search. According to homebuyer.com, “First time buyers make up 43% of the new home market. The government grants first-time home buyers access to tax credits and home-buying incentives that other home buyers can’t use. First-time buyers also get access to mortgage programs unavailable to the general public.”

If you’ve never owned a home before, you can get some great incentives and access to programs. However, this can also be a scary time! Buying a home, especially if you’ve never done it before, can absolutely be nerve-wracking. There’s a lot to consider, lots of numbers and information, and things can move quickly.

I love working with new home buyers. I enjoy educating people and sharing the ins and outs of real estate. I like to inform my buyers on the good, great, weird and wonderful world of purchasing their first home.

Here’s my advice to FTHB and those looking to start their search for a realtor, a neighborhood, or a home.

First, meet with your lender to understand the financing options and how much they may cost. Second, spend 30 minutes getting an overview of everything involved in purchasing a home from one's agent – it can make all the difference when navigating today’s competitive market! My clients are always amazed at how prepared they feel after taking these measures.

When selecting a real estate agent, asking the right questions is crucial. How long have they been in the business? Have they recently sold many homes? And do they operate full-time or part-time? Too often, potential buyers come to me unprepared due to their previous experiences with agents who failed to explain fundamental aspects of home buying - like reading documents and understanding varying rules associated with any particular property. In this quickly evolving market, one could easily miss important details if not adequately informed by an experienced professional!

With an incredible 12 years of experience in the home buying world and over 600 homes sold, I have a wealth of knowledge to share with every potential buyer. Rather than rushing my clients into decisions they may regret later on, it is important to me that each individual understands their future property fully - something I strive for by using extensive detail while providing tours and educating them along the way.
