The Real Estate Market Is Not Cooling Down

Kids are headed back to school and summer is winding down, but the real estate industry isn’t showing any signs of cooling off. Although inventory is still down, the demand for real estate in Omaha will keep this real estate season going strong well into fall. Chances are, you probably know someone buying or selling right now. So, I thought it would be helpful to share some home buyer/seller tips and let you in on my newest listings.

Home Seller Tip of the Month

Don’t over-upgrade. This one is a huge time and money saver for well-meaning sellers. Quick, small fixes and upgrades will always pay off when showing your home. I suggest things like: touching up paint anywhere you need to, replace older window fixtures, door handles, and cabinet hardware. You’ll also want to address dingy grout, leaky faucets, burnt out bulbs, and loose door hinges. Larger upgrades do not guarantee a return on investment.

 

 

Home Buyer Tip of the Month

Also known as a sewer line inspection, this is a process in which a camera is attached to a plumbing snake, to give the professional conducting the inspection a clear view of the pipes, any damage, or obstructions. I highly recommend this inspection for any homebuyers. I have seen absolute nightmares after closing when home buyers find that their sewer problems will cost them thousands or tens of thousands of dollars. The inspection costs as little as $125 for some serious peace of mind.
